(RPPyC).
The Public Registry of Property and Commerce is an institution aimed at providing
information about the legal state of any property and the possession of real estate. It is a
public entity that allows all individuals to consult specific information of a property.
To authenticate your ownership of a property allows you have rights over it.
Subsequent to the inscription, an insurance against potential future problems is acquired and
it is guaranteed that the buyer:
● Will be recognized as the sole and legitimate proprietor.
● Will acquire a deed with legal validity.
● Will be protected before the seller’s creditors.
Every state has its own Public Registry of Property and Commerce, which are driven by their
own laws and civil codes. However, the fundamental purpose of the institution does not vary
across the country.

obligation to register the operation and the deed with the conditions of the purchase and sale
agreement before the Public Registry of Property and Commerce.
If the purchase of the real estate is carried out using a mortgage loan, then it is through a
public deed that the RPPyC is notified of the new legal status of the property.
In that case, although the owner is recognized, it is also considered that there is still a
pending loan. Once it is paid off, the debt relief must be shown through a Release of Lien
form.
